Mineral Property Appraisers
Western Mineral Appraisers has replaced Western Mineral Appraisers LLC due to the retirement of two members: Mr. Sidney Alderman and Dr. Fred Barnard. The new business entity is a sole-proprietorship registered in San Diego County, California and is operated by Dr. William C. Bagby, the remaining member of the former Limited Liability Company. Mr. Alderman and Dr. Barnard remain as consultants to Western Mineral Appraisers.
Western Mineral Appraisers is in the specialized business of appraising non-fuel mineral rights and mineral properties. We do not appraise surface real estate rights nor properties for their petroleum, natural gas, coal, or oil shale value. The focus of the company is California. We associate with other mineral appraisers or general real estate appraisers in California or other States should the need arise.
Appraisals are undertaken to fulfill various client needs, including acquisitions, property exchanges, mergers, condemnations, estate settlements, project financing, and securities registration. Subject mineral properties include operating mines, patented and unpatented mining claims, homesteads, land grants, railroad lands, state sections, and unappropriated public domain lands.
We use the Uniform Standards of Professional Appraisal Practice (USPAP) and Uniform Appraisal Standards for Federal Land Acquisitions (UASFLA) as guidelines and standards for market value appraisals. In addition, we use valuation procedures accepted by the Mining Industry for mineral properties in all stages of development. All appraisals are done within the context of the American Institute of Minerals Appraisers Code of Ethics and The Appraisal Institute.
Western Mineral Appraisers has extensive experience in using discounted cash-flow analysis as part of the income approach for evaluating proposed mining projects and operating mines.
We evaluate ore reserves using recognized industry-standard methods to check computer generated data, to ensure that the geological model is appropriate, and that geologic controls are recognized. Sampling methods are reviewed critically to assure that the input data are realistic. When required, we utilize the services of associated specialists in related fields such as Geostatistics, Mineral Processing, Mineral Marketing, Mining Law, and Environment.
